Ecological urbanism in the mountains: Adoption of sustainable practices in Uttarakhand’s residential societies and its impact on homebuyer satisfaction

Abstract: Rapid urbanization of mountain cities in Uttarakhand has created a pressing need to balance housing development with environmental preservation. Therefore, the present study investigates how ecological urbanism principles and sustainable practices adopted in residential societies are shaping homebuyer satisfaction within these ecologically fragile settings. The study further investigates the key drivers and barriers that shape sustainability integration in housing projects, considering the region’s unique challenges of disaster vulnerability, resource scarcity, and environmental sensitivity. This study utilised a mixed-method approach by combining a structured quantitative survey and qualitative interviews. Data were analysed using the Structural Equation Modeling (SEM) technique, illuminating key drivers such as safe and comfortable environments, green features, and healthy neighbourhoods as significant contributors to homebuyer satisfaction. The findings reveal that sustainable living in residential societies optimises limited resource utilisation while delivering substantial environmental benefits. However, the ecological fragility of Himalayan urban areas amplifies both the urgency and complexity of implementing sustainable practices. The study identifies certain key enablers of sustainability practices adoption, including community support, favorable government policies, and technological innovation. Whereas, resource constraints, inequitable access, regulatory ambiguities, and environmental vulnerabilities constitute significant barriers. This research offers actionable insights for real estate developers, urban planners, and policymakers to advance ecological urbanism, guide future green home development, and foster resilient, sustainable mountain cities, benefiting both present and future generations.
